Conveyancing Costs

Morris and Bates are the largest firm in Aberystwyth and one of the largest firms in Mid Wales.  Unlike many smaller firms we are on the panel of the vast majority of mortgage lenders including all high street banks and building societies which allows us to act for both purchaser and mortgage lender saving time and cost for our clients.

We are both LEXCEL and CQS accredited.  Lexcel is the Law Society’s legal practice quality mark for Practice Management and Client Care.  CQS – the Conveyancing Quality Scheme run by the Law Society to provide a recognised quality standard for residential conveyancing practices.

Our solicitors offer a friendly and efficient service and are able to handle your transaction in Welsh or English.

We offer a fixed fee for this type of service which is based on the value of the property in question. The prices below cover the Legal Fees for the complete service which includes:

Taking your initial instructions, undertaking due diligence exercises on the property, carrying out searches and raising enquiries, managing and exchanging contracts on your behalf, ensuring funds are transferred properly for completing the transfer of property, and registering the property in your name.

The below prices do not include VAT or disbursements.

It is often difficult to estimate exactly what costs will be incurred as the amount and complexity of work required may be uncertain. VAT at the prevailing rate will be added together with disbursements such as search fees, stamp duty land tax etc. This is the best information about the likely overall costs of the matter that we can provide at the moment. As the matter progresses and the amount and complexity of the work becomes clearer, we will update the information on overall cost.

Disbursements are costs related to third party services which we pay on your behalf. We have not included the following disbursements which are priced based on the cost these services are charged to us:

Telegraphic transfer fee (£20+VAT)

ID Checks

Land Registration Fees

Plan & Deeds Application Fee

Land Searches (checks on the land and surrounding area)

Water and drainage search

Environmental search

Bankruptcy Searches

Indemnity Insurance on Searches
